On February 2, 2007, Joe Gorga purchased the lot at 8 Pond View Ct., Montville, NJ for $950,000 cash (which was profit from the 2006 sale of the first home Joe built — 149 Pulis Avenue, Franklin Lakes, NJ), and the deed was in his name only.

When he took out a construction loan on November 16, 2007, to build the mansion on the lot, he transferred the deed into both his and Melissa’s names (the interest rate on the loan was 9% and the loan was obtained by putting two properties up as collateral — 11 Mermaid Rd, Toms River and 489 Summer St. Paterson, NJ). This construction loan agreement on November 16, 2007 was for $2.25 million.

They modified the mortgage loan agreement beginning on July 1, 2009 (the mortgage note modification agreement lists their address as 35 Gravel Hill Road, Kinnelon NJ), converting the loan to a three year term period with 6.25% rate and monthly payment of $14, 842.56 until July 1, 2012, when the entire amount of this loan would have become due and payable (balloon payment).

They modified their mortgage for the second time on March 24, 2011 (principal now $2,185,199 with a 5% interest rate and a monthly payment of $11,829 until April 1, 2041) — the modification was necessary since the first modification would have expired on July 1, 2012, and the balloon payment would have been due had they not modified the loan.

On October 11, 2012, the Gorgas refinanced their mortgage for $500,000 more than they owed to extract equity from their home, most likely to pay down debt or make additional purchases — in other words, they received $500,000 cash back (less closing costs) at the close of the new loan by borrowing $2.68 million (the new loan amount) versus $2.18 million (the principal balance on the old loan).

On the cash-out refinance, the initial rate of 4.125% will change to an adjustable rate on November 1, 2019, and the adjustable rate may change on that day every 12th month thereafter. Before each change date, the new rate will be calculated by adding 4% to the current index. The rate at the first change will not be greater than 9.125% or less than 4%. Thereafter, adjustable interest rate will never be increased or decreased on any single change date by more than 2% from the rate of interest being paid for the proceeding 12 months. Interest rate will never be greater than 10.125%.

The amount they borrowed in their cash-out refinance on October 11, 2012, would have been limited to 90% of the home’s value, which means that if the Gorga’s borrowed the maximum amount allowed, their home is valued at approximately $3 million, yet they have it on the market for $3.8 million, which is why is hasn’t sold — it’s overpriced.

Are the Gorga’s broke, borrowing money from people every week just to pay their bills, like Joe Giudice said at the season 4 reunion? Someone asked Kim D on Twitter, “Do Joe and Melissa live close to Tre? Joe tweeted some photos (see below) of a home he has under construction and the ‘haunted house’ that he is converting into condos. Could the house he is building be Melissa’s new dream ‘spec’ home? Joe and Melissa told Us Weekly on May 22, 2012 and Reality Aired on May 12, 2012:

“I’m a builder. I custom-built the houses we have lived in and will do the same with our next one,” Joe tells Us Weekly exclusively. “We tried Montville, but it just wasn’t for us. We want to go back to Franklin Lakes, which is closer to where I work, and we’re looking at a couple of properties now.”

“Wait till you see the next house I build,” he tells Us.

“I absolutely love our current house and will be sad to leave, but Joe is an incredible builder, so I have no doubt that I’ll love the next house just as much. Although this is the last time he is getting me to pack-up!”, said Melissa.

“We gave Montville a try and want to move back to Franklin Lakes before the kids reach an age where they will all be in school. When we sell our house in Montville, we will move into a rental while Joe custom builds our next house. Joe is a builder and a businessman. He will sell pretty much any property for the right price and build again bigger and better.”

Joe Gorga’s purchases of investment properties since 2008 have been under the company name ’10 Courtland Street LLC.’ They are as follows (in season 4 episode 2, Joe pointed out the various buildings he owns on a city block, saying he put each under his children’s names — but that doesn’t appear to be the case):

          none of those are National Associations… they’re all Community Lenders who operate under a lower threshold of regulatory oversight…. on the other hand, they’re also smaller and can benefit a community by knowing the people and the local businesses personally.

          I’ve gotta agree with Cass… the numbers are insane…. if the house is worth $3 million (IF) and he owes $2.68 million? wowow typically 80% LTV is the cap. which would be $2.4 million.
          I’m not sure where the 90% comes in… perhaps its on refi, but then it should imply some equity in the property on a refi….

          oh well… maybe the non existent recording studio in the basement will raise the price a little bit.. lol… Fame.. have we ever found out if that sound studio is really in the home?

            What’s going on is that the loan officer and other people in the process are kicked back a little money pushing through a loan for people (Joe Giudice may have told him or pointed to people that he knew to help him at first and then tiny went crazy). That is why he is getting loans that a normal person would have trouble getting without assets and such. You can have the best business plan since white bread, but they still want to know what you got for assets.

        Silvia-I was thinking the same thing. How can you take money out of a house, that is “underwater”? How can you take money out of a “spec house” you were never supposed to live in? How can you refinance,when you have multiple tax liens? Maybe I need to move to NJ,because in Cali,they check my credit when I do a streamline refi-which means no money out,just lower insterest rate.
        What I got out of scanning through the post was-they are moving and are going to RENT,until Capt Save a Stripper Joey builds another spec home that they aren’t supposed to live in,but will live in anyway.

        I went through this post quickly, but i did notice that one of the banks (i believe for the most recent refinance) is Roma Bank. That bank is actually has its headquarters in my town; its a small bank that operates in central and south jersey. There is a running joke that it’s the mafia’s bank. However, more to the point is that Roma recently came under fire for failing to meet a regulatory agency’s standards for RISK management, and Asset QUALITY. Just Sayin lol

      In all fairness, Dee, we’re all entitled to our own opinions. It’s safe to say we’re all classy readers that display respect for others despite a difference in opinion. HOWEVER, it’s really hard to take you seriously with your horrendous grammar & utter disregard for punctuation. From what i gather in your remedial comment, you are advocating for the Gorgas. I agree with you that Joe Gorga is a hardworker. The problem here is that they are hypocrites living beyond their means & spreading lies about others in order to avoid their truth. Their truth is simply that they don’t have the cash flow to afford that house and thus are moving. They aren’t moving because of Teresa.

        I try to be respectful of others opinions but it’s difficult to do so when the commenter calls the writer of the article a “low life.” Dee has commented many times and she’s obviously a “fan” of the Gorgas. That’s fine. But she knows what this site is about so if it bothers her so much that she resorts to name calling, maybe she’s better off just not coming here. I would never go to a site that was negative towards Teresa. I would doubt if anything I’d say would actually change others opinions anyway and I certainly wouldn’t go in with guns blazing and disrespect anyone… no matter how they feel about someone of whom I’m a fan. I might add that just because someone doesn’t like Melissa, it doesn’t automatically equate to being a fan of Teresa’s. I happen to be one but not all MeJoGo detractors are.

It’s immature and uncalled for – I want to respect you and hear your opinion, but its nearly impossible to do so through the misspelled words and name calling.

      I can’t believe how broke the Gorgas are! Only someone in financial ruin would borrow nearly half of a million dollars via a modified mortgage. I want to feel bad for them (I truly believe compassion is lacking in America), but they make it to difficult with their stupid actions and hateful remarks. They deserve what they get, and I’ll be shocked if anyone is there for them when their ship sinks.

        What bothers me the most is the hypocrisy. Melissa comes on the show and one of the first things she says is “we pay our bills.” Well obviously Melissa… you don’t pay ALL of them. They have children and I wish them no ill will, however Karma is a biotch and they should have thought of that before they began their campaign to “ruin” Teresa. Especially when it’s your husband’s parent’s daughter. Too many other innocent people get hurt as collateral damage. It’s just awful.

      It’s not a matter of trying to tear them down – the Gorgas are managing to do that ALL BY THEMSELVES with no help from anyone else. Why would they need to refinance, AGAIN, as recently as Oct. 12, 2012? With their outstanding creditors, bills, and lifestyle, $500,000 sure as hell ain’t gonna go very far.

      Questions for you – there is all of this real evidence for you to plainly see – what do you bring to the table to rebut it to make the claim Joe Gorga is “Honest”. Where is your information to back up your argument? If you can’t back it up, why don’t you just stop coming here making your hit and run remarks?

      Once again, it is very obvious you make the choice not to see the truth.

      DId you read the article or just skim it? Clearly you have no real understanding on the information being presented. They are having a hard time because they are living way beyond their means and pretending to be successful. Ordinarily this type of behavior wouldn’t even rate as interesting because it is so common. However, the Gorgas or shall I say “Whorgas” came on a national television show and berated their family member for doing the exact same thing that (as it turns out) they are doing. That is the reason for all of the interest in their personal finances. Their lifestyle doesn’t add up. If they had come on the show and focused solely on introducing themselves to the RHNJ audience rather than trying to humiliate and expose Teresa this website wouldn’t exist.

    This is a great article and it should be put out there for all to see. All season everyone on the show mentioned the Giudices money matters but they sure don’t want anyone calling them out. I love this site and I so want to see Penny on the show to out Melissa for what she really is. Any chance we will get to see ” Tommy the Greek” at next years fashion show ???? We also need someone to call Kathy out as well !!!

        Because of Melissa’s notoriety, she is able to get alot of things “gratis” now. I would bet her hair salon (she thanks them constantly on Twitter) does her hair free in exchange for her tweets, the cars they just got were loaners in exchange for publicity for the car dealer,she gets clothes free from that new “POSH” boutique (not Kim D.s), etc.

        It is extremely frustrating to the rest of us how they manipulate the real estate laws and are able to refinance this many times. Most average folk would be able to do this – look how many homes are in real foreclosure these day.

        Me – I would be VERY interested in looking into the bank and the bank officer who did this – I question the “legality” of it all.

          Jeannie, my bestie inherited a tidy sum of money about 15 years ago, and one of the small, local banks kept giving her loans and mortgages she did not understand with balloon payments and shyster crap to try and screw her over. The other girlfriends and I had to keep helping her refinance or convincing her to pay things off in order to get the shysters away from her money. It makes me sick to think about. I pulled all of money out those banks and have never dealt with them again. Truly unethical practices, so this kind of bank does exist.

            That’s why Ameriquest, which was a huge mortgage company, went out of business. There was a class action lawsuit against them for precisely this practice. They gave people mortgages when clearly they would not be able to pay them back. Always ended up with their houses. Any reputable bank doesn’t want to be in the real estate business, and I’m talking about before the bottom fell out of the market. That’s why it’s so difficult to get a loan now… for most anyway.

          This is excellent evidence of the culpability of the banks regarding the mortgage and foreclosure crisis. They are setting these people up for failure and foreclosure and putting the assets of the bank at risk as they will never be able (the bank) to sell the house and recoup their investment. Whoever made this loan should be fired.

          Jeannie-it is frustrating to see them get away with all of the legalities, but I try to believe “what goes up, must come down.” The “higher” they go by stealing from the banks, the harder they will fall when it all comes crashing down. California crashed,so the Gorgas will crash too.The only difference is it will be so much harder for them to acclimate to reality, because they lived a faux reality for too long, and everybody knows Melissa doesn’t like reality. When it comes knocking on her door,I think she will be packing her bags again, just without Capt Joe.

    Dee why would you come to this site and read the blog if your fans or the way you reacted family or the Gorga’s themselves? I love T alot and suport everything she does BUT I would never visit a blog that I knew was anti T and act the way you just did!! That is totally unnessasary for any fan to do cause really as fans were not that vested only a family member or the Gorga’s themselves would go to the extream you just did cause it’s a show it’s not that big of a deal DEE I never go to a pro Gorga blog and attack the fans who suport them EVER!! Fame has the right to put what ever she wants in HER blog without being ATTACKED by anyone and Annonamous and Cammamari I think I spelled that right lol and I and all T’s other fans and suporters have the right to post what ever comment they would like to post without being ATTACKED!!     this just pisses me off more than id like to admit… me and my partner both work full time both have our own car and are paying off our own home and let me tell u something its hard work keeping your head above water.. iv never had a bank loan, over drafts, private loans, only our mortgage and we are 1 and a half years away from clearing it and im only 25 my partner 28.. what does my head in as an honest hardworking tax paying person is that all the little comforts i would enjoy we have to sometimes cut back on them (my partner thinks who needs 60 pairs of shoes with handbags to match hmmm meee!lol) but people like these 2 living waay above their means to mentain a look of oooh im super rich and cool with all the best trends… while hardworking people are struggling everyday to keep their homes and their jobs because the banks cant help us little ppl out because fools like the gorgas borrow well more than they can pay back… my kids are dressed very well because we decide they are what is more important not that we dress shabby we just dont shop at all the designer shops till xmas lol i kiss my babies in the morning at 4.30am and dont see them till 10pm monday to thursday the rest of the week i work from 9am to 5pm as my hubby works nights we bump passed each other in the night or morning and thats the joys of working full time PAYING OUR BILLS and trying to keep our head above ground and we have doing a good job but unlike melissa my FAMILY is whats important to me and instead of trying to be a z list celeb im trying to put my kids through college and secure our future like every parent should do… id feel bad for them if she wasnt such a fame whore and attention seeker they deserve whats coming to them

        In all honesty, if it happens I don’t think it’ll last OR she won’t be writing it – the word associate kinda negates the word editor, she can’t edit her thoughts let alone words. I find her to be highly condescending towards viewers and highly unlikeable on screen. Teresa, love her or hate her, is relatable – there is a reaction to her, how many times have you read from either camp “I have a friend like Teresa”? Jac in my opionion is a lump I have to watch in order to get to a different segment.
        Her blog was straight up irksome.

    It’s just all so sad. A little generosity of spirit would go a long way toward repairing all of their relationships, but that’ll never happen because they all want to point fingers at what the others are doing wrong. Teresa is fighting for her family’s survival with no apparent help from anyone except maybe her parents. That she holds it together as well as she does is a testament to her strength and determination. She turns a blind eye toward things that her husband does because she can’t fix it – a little denial can help a person keep going in tough times.

    The part I don’t understand is how people get these huge loans. What possesses these banks to give them all that money? How do they make those huge payments?

      Are you serious? You or others on this site are really going to report a bank for loan irregularities based on what you think are the state of these people’s finances?
      You have no idea what their finances really are! In this economy, to be able to re-fi with cash out, you have to have a good credit rating and be current on your debts. No bank is going to risk their own rating just to foreclose on a 3-4 million home that they will probably have to dump for less than half of the loan value.

      FYI, smaller banks are often tougher to get loans from as they have less loans to review. While they are more likely to give loans to help local business, they are less likely to take a chance on someone with a poor credit history.

      You all should stick to your junior detective work and leave the banking to people who actually know what they’re doing

    I’m starting to think that lil Joey isn’t as (I hate to even say this) dumb as he appears. Initially all real estate was in his name alone. When they built the McMansion her name was added. That puts her on the hook too. I dunno maybe I’ve read too much about this and should really do some laundry lol

      Isn’t that what people do after they get married? Put property in both their names in case one of them dies? The house had equity at the time and it still does.

        not necessarily. Just as effective would have been to name her as sole beneficiary of his estate should he die. By putting her name on the property, it puts her on the hook for the mortgage EVEN if they divorce.

    What’s the point of all this information. All you’re showing is that Joe Gorga was refinancing to get better rates. That’s actually a smart move. So he borrowed extra cash. It’s a good rate. Maybe it’s to invest in what he does for a living. Just like the other loans.

      Claims by Kim D. who had no problem with Melissa when she supposedly bouncing checks and promoting her store. When Melissa stopped doing that, Kim’s claws came out. That tells you what Kim D is all about. She’s a vindictive lowlife trying to be relevant because they didn’t make her a housewife.

    Why is none of this information exposed on RHONJ? Why doesn’t Andy Cohen ask about their rumored financial problems and ask her what is the REAL reason they are moving. Why hasn’t this information been sent to the New Jersey Police to investigate for loan fraud? This is a criminal offense to purposefully acquire a commercial loan for your private residence. I can’t believe how Melissa gets away with looking like the perfect wife & mother yet gets to slam Teresa and her financial problems all over BRAVO and magazines.
    Can’t this get published in New York Post?

The Gorgas are such liars and have been so vocal against Teresa & Joe’s financial problems that they need a taste of their own medicine. Also New York Post & Reality Tea and US magazine.

    So I checked out the new Gorgafans blog. The site claims Joe Gorga is already building ( and has been for some time by the looks of it) a new mega mansion in Franklin Lakes for Melissa. I find this very interesting. Why didn’t she mention this at the Season 4 reunion? He must be extremely wealthy to be building another huge home. But, if he is so wealthy why refinance the home they are trying to sell and pull out a measly $400,000?
